We always like to get have some comments and input from our vendors in terms of anything they feel may be of interest to a potential purchaser, the below we think is really interesting as it outlines in detail the back story and works involved in getting the property to the beautiful standard it is today.

“Woodstock” 60 Maidenhead Road - Constructed around 1903/4

House purchased in June 2013 from a Mrs Grey who had lived here for more than 30 years. We first commissioned a reputable local Consulting Structural Engineer to carry out a structural survey of the property prior to purchase – no significant defects were found. However, the house was in need of extensive modernisation and renovation, so we worked with a local architect to draw up design plans and specification, obtained planning permission and appointed a local builder. Work began at the end of January 2014 and took 8 months to complete. It was necessary for us to move into rented accommodation during the renovation due to the extent of the work required. We were on site every day to oversee the project and moved back into our home during September 2014.

Summary of main work competed:

-Stripping out of main house to bare walls. Retaining period features wherever possible.

-Main roof refurbished where necessary and properly ventilated. Valley section between our property and next door completely replaced in 2017.

-Complete re-wire and new plumbing installed throughout. New premium quality boiler and water tank. This included fitting new cast iron period radiators. Water pressure is excellent so great showers.

-Top floor bedroom fully insulated between ceiling and roof. Bespoke new staircase fitted to access this room.

-Whole of main house re-plastered including new ceilings throughout.

-New flooring to all downstairs areas. Hall, utility and kitchen has Indian limestone flagstone flooring sourced from Mandarin Stone of Cheltenham. Installed new high-quality oak flooring to Drawing Room and Sitting Room. New floor joists under Drawing Room floor.

-New bathrooms throughout using only Villeroy & Boch, Matki, and HansGrohe fittings.

-All original windows refurbished replacing any rotten sections with new hardwood sections. Removed old single glazed window panels and replaced with new sealed unit double glazed units inserted into original wooden window frames. All new windows in the extended areas are made by a local joiner using only hardwood. Front bay window refurbished in summer 2017 by local craftsman using hardwood.

-Extensive new rear extension to create new kitchen/dining area.

-Kitchen handmade in solid oak by local firm Four Corners.

-Removed dilapidated single storey garage and added new double height extension to side of main house. The new foundation system consists of 12x6m deep concrete piles.

-Lined chimney flues and added log burners to drawing room and kitchen.

-Full redecoration of house (interior and exterior) using Little Green paints.

-New carpets fitted to all upstairs areas.

-Landscaping to grounds, new patio area, new fencing, and new gates to front entrance.

-In August 2018 a new gas supply was run from the road to the house.

-Boiler and central heating system serviced annually.

-Drawing Room wired for home cinema/music system at the time of renovation (so no exposed wires) with discreet high quality Monitor Audio speakers. Hidden cabinet contains space for sub’ and hi-fi/cinema equipment.

All works were inspected throughout the project and signed off by Building Control in 2014.

The house is maintained regardless of cost and there is nothing to do to the property. A significant benefit of adding the two extensions to the side and rear of the original property is the excellent insulation this has provided to the original house. The house is now warm and draft free.

Our neighbours on all sides are wonderful, very quiet, and have lived in the road for longer than we have. Very little traffic uses this section of Maidenhead Road so it is very quiet.

5-minute walk into centre of town. 10 mins walk to Stratford upon Avon train station. 15 minute drive to Warwick Parkway train station. 5-10 minute walk to KES and Shottery Grammar Schools and Stratford High School.
